**Four projects combined into one project** #1 - B00 BAS Control Panels and B34 Vaccine Storage UPS Connection: The Siemens Building Automation System (BAS) control panels have a 4-year battery life. In order to change the battery, a control panel shutdown is required. If the battery is depleted, a power interruption can cause equipment abnormalities. The 34-4 Health Center vaccine storage has a stand alone UPS, with a life of 3-5 years and will last 20-30 minutes. The risk is high for vaccine temperature to be outside the regulated limits. It is recommended to remove the BAS control panel battery and connect to the house UPS. Master specification (BAS - General Design and Construction Requirements), Section 3.10 requires UPS connection. The UPS shall be equipped with a cord and plug and shall be plugged into a secure outlet for BAS devices that monitor or serve emergency and/or critical equipment, locations or points. The recommendation is to connect the vaccine storage to UPS power. These functional improvements upgrades to these scoped electrical panels will improve the reliability of critical BAS and Security systems and equipment and neutralize the risk of unscheduled power interruptions. #2 - B09 PLC UPS: The rack-mounted UPS systems were not included in the preventative maintenance system (SAP) since they were below the 10kV threshold. The rack-mounted UPS systems provide power during utility interruptions to PLCs that control critical equipment. When they fail, disruptions can occur that are similar to the UPS-901 failure. It is recommended to replace (4) end-of-life rack mounted UPS systems (Eaton 9130) for UPS-901-1, UPS-9502, UPS-9725, and UPS-910: Functional improvements to the system will include secondary House UPS feeds with transfer switches to UPS-901, UPS-9502, and UPS-9725 for redundancy, and enter UPS rack mounted equipment into SAP for maintaining reliability. A visual display of the UPS Rack-mounted system operations and power availability is suggested to assist in troubleshooting efforts. #3 B5 Stairway 5682 Card Reader Relocation: The card reader location on the B5 2nd floor stairway 5682 is currently not in compliance with ADA code requirements due to the user having to reach over the existing railing to gain access to the card reader. Our scope with relocate the card reader to an adjacent wall to meet ADA code requirements. #4 - B07 and B09 Grounding Remediation (TVSS): A grounding study was initiated in 2018 with the generation of two reports. These are the Ground Assessment Investigation (Dec. 2018) and the Infrared (IR) Thermography Field Service Report (Oct. 2018). The assessment and survey findings were reviewed. It is recommended to properly ground the equipment, tighten connections that have abnormal high temperatures from the IR scan, and other identified issues. Project will also procure and install TVSS devices to provide select panels with surge protection.

[JUL-08-24 Harold Mok] Per the GC, the TVSS scope for the project was de-scoped and installations no longer occurred.  However, the TVSS/SPD units were still procured and are in storage.  Since the TVSS units were not installed, PM noted that he will reconnect with the RE team.  Waiting on direction from the PM.

As-builts drawings were revised to reflect the de-scoped portion of the project.

[APR-02-25 Harold Mok] Emailed PM regarding status of the project, as the bulk of the RE deliverables have been de-scoped.  Requested whether there are any new developments or if the OAC meetings have restarted.  Awaiting response.

Informed the SPOC with this information as well.

When you bring additional fields into a conversion, Quickbase often finds inconsistencies. For example, say you're converting your Companies column into its own table. One company, Acme Corporation, has offices in New York, Dallas and Portland. So, when you add the City column to the conversion, Quickbase finds three different locations for Acme. A single value in the column you're converting can only match one value in any additional field. Quickbase needs you to clean up the extra cities before it can create your new table. To do so, you have one of two choices:

  • If you want to create three separate Acme records (Acme-New York, Acme-Dallas and Acme-Portland) click the Conform link at the top of the column.
  • If the dissimilar entries are mistakes (say Acme only has one office in New York and the other locations are data-entry errors) go back into your table and correct the inconsistencies—in this case, changing all locations to New York. Then try the conversion again.
